Space filling up fast

Hilliard Lyons moves in;others in negotiations

Hitcents Park Plaza has filled some of its open space and is negotiating with a few other tenants for the space that wraps around the parking garage on the Seventh Avenue and Bowling Green Ballpark side.

Hilliard Lyons recently filled 4,000 square feet of 108,000 square feet total of space in Hitcents Park Plaza. The financial agency was temporarily in Thoroughbred Square before moving to Hitcents Park Plaza, according to Shawn Perry, financial consultant at Hilliard Lyons.

The five people in the office came from Wells Fargo a year ago and actively pursued a larger, more client-friendly office, said Mike Seibert, senior vice president of the Private Client Group of Hilliard Lyons.

In addition to Hitcents and Hilliard Lyons’ offices, Connected Nation occupies space in the wrap. The Warren County Child Support Division will be moving in. Sydnee Dorris, marketing manager at Hitcents, said two additional tenants will sign leases soon.

Perry said space at the plaza offers a good client atmosphere. It’s conveniently located near restaurants, including access to banquet space at Mariah’s.

Hilliard Lyons set up the space with various client offices and sitting rooms. A parking garage that shields clients from inclement weather was a plus when the group was seeking a new location.

While the group moved in June, a ribbon-cutting ceremony was Tuesday, followed by an open house for business associates and friends.

Hitcents Park Plaza is part of the multi-million dollar Tax Increment Financing district. Tenants are eligible for incentives up to 40 percent of their paid state and local taxes, according to visitparkplaza.com. Perry said that they wanted to be close to several of their business partners downtown, but the growth of the area was also attractive.

“We wanted to be a part of the revitalization here,” Perry said.

Hilliard Lyons has another office at 446 E. Main Ave.

The remaining 14,000 square feet of space in the plaza can be divided into sections of 3,000 square feet or more, according to an email from Dorris at Hitcents.

Hitcents offers office space on the second and third floors of the building at $20 per square foot annually, according to visitparkplaza.com. A $45 per square foot allowance is provided to customize space to tenants’ exact specifications, Dorris said in the email. The lease term is five years.

The plaza also has 10,000 square feet of retail space available on the first floor.
